Property Sales Process

Negotiating Skills

When a member of our team receives an offer we get every available detail about the buyer: their chain, mortgage lender, or proof of available funds if they are a cash buyer, and estate agent details, so that we can research their situation thoroughly before we submit their offer to you. It’s not just about putting forward an offer, it’s important to make sure we give our vendors all the information they need on the prospective buyer and the current market conditions in order to make an informed decision. We then draw on our years of experience in order to negotiate the best possible price for your property. We believe in Selling Smart, not just getting the next sale but the right sale.

Sales Progression

Our experience at Michael Hardy has taught us that the most stressful time for you, the client, is after the sale has been agreed and we go through the process of progressing your sale to exchange of contracts. Sales Progression was recently described by one of our clients as akin to herding cats!! If you are in a chain everyone has their own timescales and pressures. It is an emotional time both as buyer and seller. You have to be kept informed as to what point your property has reached in the transaction. If there are any problems, you need to feel that your agent is doing everything they can to “iron them out”.

Sales progression is a new phenomenon to many estate agents. Michael Hardy have used it since they opened their doors in 1985 and we believe by keeping everything in-house it enables us to offer our clients the exceptional service they deserve. Both Michael Hardy offices have a dedicated member of staff whose job it is to constantly update you as we reach the crucial points in the selling process of your property.

It is this particular element of our service which has resulted in many of our clients using us again and again. They have been safe in the knowledge that we will go that extra mile to see the sale through.
